Although rents are usually lower in triple net leases than other forms of lease agreements, this form of lease agreement is desirable for real estate taxes and building insurance. The lessor or landlord is responsible for paying property taxes as well as the base rent. Double- and triple-net leases are more common forms of net leases. A bondable lease (also called an absolute triple net lease may be a prerequisite for credit tenant lease financing, and may permit a lender to lend to the landlord on nonrecourse terms. The net lease requires the tenant to pay, in addition to the fixed rent, some or all of the property expenses which normally would be paid by the property owner (known as the "landlord" or "lessor").
